What's the fastest way to calculate rental yield?

Gross rental yield = (annual rent ÷ property price) × 100. Example: a 4,500,000 DKK apartment renting for 14,000 DKK/month has a gross yield of (14,000 × 12) ÷ 4,500,000 × 100 = 3.7%. Net yield subtracts operating expenses (property tax, HOA fees, insurance, vacancy allowance, management) before dividing — typically 15–25% lower than gross. In central Copenhagen, Stockholm, and Oslo, 3–4.5% gross is normal; secondary Nordic cities (Odense, Aalborg, Gothenburg, Bergen) reach 5–7%. Anything above 7% either signals a genuine cashflow opportunity in a low-appreciation area or a data anomaly worth verifying. Is negative cash flow always a bad investment?

No — and this is the single most misunderstood part of Nordic property investing. In low-yield, high-appreciation markets like Copenhagen, Stockholm, and Oslo, a slightly negative monthly cash flow is common and can still produce excellent long-term returns if the area appreciates steadily and you hold for 5–10+ years. Two conditions matter: (1) the monthly shortfall must be comfortably fundable from other income, and (2) the deal must survive an interest-rate stress test of +2 percentage points. On a 3,500,000 DKK mortgage, a rate move from 4.5% to 6.5% adds roughly 4,350 DKK/month — enough to turn a break-even deal deeply negative.
